NLT PLANNING COMMISSION MINUTES FOR
3/13/2019

The New London Township Planning Commission Meeting opened at 7:00 PM. Present were: Ron Ragan, Chairman; Mary Anne Steel, Vice Chairman; Member Martha Straus and Charlie Humkey. Member Lynn Klingensmith was not present. The Minutes were recorded by Maureen Zdun.

Public Comment
None.

Melasecca Subdivision Final Minor Subdivision Plan
Ken Crossan, of Crossan Raimato, Inc., was present with Angelo Melasecca. Mr. Crossan presented to the Planning Commission the Final Minor Subdivision Plan prepared for Angelo M. Melasecca and Ashley M. Melasecca
prepared by Crossan Raimato, Inc. dated January 18, 2019. The plan proposes dividing the existing parcel into four (4) parcels. There was some discussion regarding the Plan. It was agreed that the Planning Commission would like the plan up dated to show any secondary conservation areas and where any proposed houses would be located on the parcels.

A Motion was made by Martha Straus, and seconded by Mary Anne Steel, to authorize the Township Engineer, Ron Ragan, to sign the Component 1 Sewage Facilities Planning Module. The vote was unanimous.

Bowwood Subdivision Preliminary Subdivision Plan
Ken Crossan, of Crossan Raimato, Inc., addressed the Planning Commission on behalf of his client, Christian Campbell, regarding the Preliminary Subdivision Plan of Bowwood dated July 11, 2018, last updated, March 18, 2019. Mr. Crossan advised that the Conditional Use Hearing was concluded.

A Motion was made by Mary Anne Steel, and seconded by Martha Straus, to recommend to the Board of Supervisors to approve the Bowwood Preliminary Subdivision Plan dated July 11, 2018, last updated, March 18, 2019 subject to the six (6) conditions that were noted on the Conditional Use Plan. The vote was unanimous.

New London Presbyterian Church
Ken Crossan, of Crossan Raimato, Inc., was present on behalf of his client to present to the Planning Commission the Final Subdivision Plan for the New London Presbyterian Church dated February 1, 2019. Mr. Crossan stated that the purpose of this plan is to subdivide
UPI No. 71 – 2 -61, in order to establish an individual lot with the existing residence and garage with the intention to sell the property. Lot 2 will be retained by the New London Presbyterian Church for use with the existing church facility on the north side of Newark Road. There was some discussion regarding the plan and questions were raised regarding lot coverage issues and if the house was non conforming or not since it is close to the road. It was decided to put the plan on hold until some of the questions are answered.

Bruce C. Hendrixson Final Subdivision Plan
Ken Crossan, of Crossan Raimato, Inc., presented the Final Subdivision Plan of
Bruce C. Hendrixson dated January 5, 2019. The purpose of this plan is to subdivide the existing parcel into two (2) parcels. There was some discussion regarding the Plan.

A Motion was made by Charlie Humkey, and seconded by Mary Anne Steel, to approve the Final Subdivision Plan of Bruce C. Hendrixson dated January 5, 2019 with the four waivers listed on the plan from the New London Township Subdivision and Land Development Ordinance. The vote was unanimous.
