The New London Township Planning Commission Meeting opened at 7:00 PM. Present were: Ronald Ragan, Chair; Vice Chairman, Mary Anne Steel; Member, Charlie Humkey. The minutes were recorded by Kim Malone.

Minutes

Mr. Humkey made a motion to approve the 6/8/11 Minutes and Mr. Ragan seconded the motion.

Public Comment

None.

Yates

A letter was received from the Chester County Conservation District indicating the changes were adequate.Mr. Yates was advised that another test pit is needed.Mr. Ragan’s main concerns are sight distance and slope of driveway.Slope max is 12%; Mr. Yates’ plan indicates 12.8% and 13.4% for part of the driveway.If the driveway cannot be re-graded, then Mr. Yates must apply for a waiver.Mr. Ragan suggested that he, Ed Jefferis of Concord Land Planners & Mr. Yates get together and discuss so that everyone is on the same page.Mr. Ragan advised that as long as the soil profile is good, he is ok with the perc test being done at a later time.

Sunoco

Tom Davis from Bergmann introduced Clayton McCain & Lori Petingill of Sunoco. Mr. Davis spoke and advised that the site was put on hold several years ago due to the economy. Sunoco now wants to revisit the plan. The plan has been modified from 6 pumps to 4. The building has been toned down. Square footage is 3159. Mr. Ragan advised that since Sunoco is using all of the architectural requirements set forth in the 1/23/09 Conditional Use Order, the building will be smaller, there are fewer pumps and it is moving closer to 896, they can avoid the Conditional Use process again. Sunoco is interested in moving forward in Spring 2013.

Nichol

This plan was reviewed briefly. Mr. Ragan advised that the Chester County Planning Commission letter will be coming soon, so action can be recommended at next month’s meeting.
